Am I required to make my property available to Section 8?
There are certain rules in regards to section 8 properties, but most of the time, you are not required to place your home in the section 8 portfolio. -
Are you licensed?
all pm's and staff are required to be licensed with our company. We feel that this provides the highest level of professionalism to our clients and residents. -
Can I reach you after hours?
Our accounting and sales office is open monday - friday from 8:30 am to 4:30 pm. Our Maintenance team is open 24/7/365 -
Can you put the money directly into my account?
Yes, we pay through ACH transfers daily. -
Do I get to see the lease or sign it?
You will always get a copy of the executed lease in your portal. -
Do you sell real estate too?
Ask us about our low cost, fixed rate listing service. -
How and when do I get my checks?
Typically, you will receive your payment 3-5 days after the tenant pays us, excluding weekends and holidays. -
How is rent collection handled?
All rent is due by the 1st of the month and late if not paid by the 5th. We immediately go into collection status on the 6th, excluding Sundays and Holidays. -
How long of a lease do you sign?
Usually, 1-3 years. -
How much security deposit do you charge the tenant?
Typically, the same as 1 months rent. Sometimes we require larger deposits if the credit criteria isn’t met. -
How soon can you start managing my property?
Immediately. -
What type of properties do you manage?
Any residential real estate. This includes Single family homes, duplexes, and even apartment buildings. -
What type of reports do I get and how often?
In your portal, you will have access to all of your monthly report, in addition to all invoices. Upon the end of the year, we will supply you with a end of year cashflow statement, along with your 1099. -
Who holds the tenant security deposit?
We hold the tenants security deposit in our Trust account, to maintain compliance with the state of Tennessee
